Revamping a Failing Parking Lot into a Long-Lasting Asphalt Surface

Project Scope: Complete removal and replacement of a 40,000 sq. ft. parking lot with a durable asphalt surface designed for heavy customer traffic and delivery trucks.
Challenge
GreenLeaf Supermarket had been battling persistent potholes, cracks, and water pooling in their main store’s parking lot. The existing pavement, a mix of patched asphalt and worn-out concrete, was deteriorating quickly due to heavy truck deliveries and Florida’s intense rainfall. Not only was it a safety hazard for shoppers, but it was also damaging the brand’s image as a clean, customer-first store.
Solution
After a detailed site evaluation, our asphalt roadway team proposed a full-depth asphalt replacement instead of another round of patch repairs. This included:
- Demolition & Removal: Complete removal of the existing deteriorated pavement and unstable subgrade.
- Drainage Upgrade: Installation of improved stormwater channels to prevent pooling and surface erosion.
- High-Strength Asphalt Mix: Laying a 3-inch binder course followed by a 2-inch surface course made with polymer-modified asphalt for added flexibility and weather resistance.
- Line Striping & Safety Markings: Fresh, high-visibility markings for parking spaces, pedestrian crossings, and fire lanes.
Outcome
The project was completed two days ahead of schedule and resulted in a smooth, durable, and visually appealing parking lot. Customer feedback was overwhelmingly positive, with several noting the improved driving and walking experience. The new surface is expected to last 15–20 years with routine maintenance, significantly reducing the supermarket’s long-term repair costs.
